Fencing in Bracknell

Bracknell is a new town, and it fences like one. Large volumes of housing built to a handful of patterns, which means the boundary problems repeat and we usually know what we are looking at before we arrive.

We are based at Valley Crescent in Wokingham, about 4.4 miles from Bracknell, and we have been fencing across this part of Berkshire since 1992. Bracknell falls under Bracknell Forest Council for planning purposes.

A different planning authority

This is the one thing worth flagging before anything else. Bracknell is covered by Bracknell Forest Council, not Wokingham Borough. Neighbours a few miles apart are answering to different authorities with their own local policies and their own conservation designations.

The national permitted development baseline is the same, two metres at the rear and one metre against a vehicle highway, and it is covered on our fence height guide. What differs is local policy on top of it. If you are doing anything unusual, check with Bracknell Forest rather than assuming the Wokingham answer applies.

Estate housing and repeating boundaries

Much of Bracknell's housing went up between the 1950s and the 1980s, in estates where every garden was fenced the same way on the same day. Fences installed together also fail together, which is why we are often asked to quote for several neighbouring properties at once.

There is a genuine saving in that. Doing four adjoining gardens in one visit costs materially less per garden than four separate call-outs, because the expensive parts, getting a team and materials to site, only happen once. If your neighbours are looking at the same tired boundary, it is worth asking them.

Communal grounds and managing agents

A large share of our Bracknell work comes through managing agents and housing associations rather than individual homeowners: boundary fencing to communal grounds, bin and store enclosures, play area perimeters and car park boundaries.

That work runs differently. It wants scheduled access, method statements and invoicing that survives an audit, and we are set up for all of it. We also undertake local authority contracts.

Covenants on open-plan frontages

A quirk of new town design: many Bracknell estates were laid out with deliberately open frontages, and some carry restrictive covenants preventing front boundary fencing or capping its height. This has nothing to do with planning permission and everything to do with the deeds.

Planning can say yes while your deeds say no. If you are fencing a front garden here, it is worth ten minutes with the title documents before you order anything.
